
The area sits about 20 miles west of Kalispell on US-2, in a mix of timber country, pasture, and lake properties. Most of what we work on out here is acreage homes, seasonal cabins around Little Bitterroot, McGregor, and Lake Blaine, and larger shop buildings. Wind exposure across Pleasant Valley and wildfire risk on treed parcels are the two biggest factors in our material recommendations.

Elevation runs from about 2,900 feet at the lake cabins to over 3,500 feet up in Pleasant Valley. Snow loads, wind, and fire risk all climb with elevation. Winter access can be tough in storms, so we try to stage materials on-site before a reroof and work in tight weather windows. For lake properties, we pay extra attention to eave and valley flashing where ice dams start.

What is the best roof for a timbered property?
Standing seam metal with a Class A fire rating and closed eave detailing. It handles snow, resists wildfire ember intrusion, and lasts 40 to 50-plus years. Malarkey Class A shingles are a reasonable second choice.

Yes. Many cabins out here are seasonal. We document the project with photos, send updates, and can handle billing remotely.

Marion sits around 3,300 feet, with snow load and wind comparable to upper valley but with more timber cover. Asphalt shingle roofs typically go 20 to 25 years out here, sometimes shorter on south-facing slopes where ponderosa sap and UV both hit hard. Malarkey impact-rated shingles 25 to 30 years. Standing seam metal 40 to 50-plus. Ag metal 30 to 40 years depending on coating.
