
This end of the lake has a slightly milder climate than the north end. Lake-effect humidity and wind are still factors, especially on Finley Point and Polson Bay exposures. Newer subdivisions up the hill toward the country club see more wind and drier UV conditions, which drives a lot of metal roof work.

Polson is at about 2,927 feet at the lake, with hillside properties running well above that. The combination of lake humidity, summer UV, and winter freeze-thaw is hard on asphalt, especially on south and west slopes. Wind off the lake and the Mission front can be significant during storms. Wildfire risk on hillside properties near the Mission Mountains is also a factor we account for in material choice and eave detailing.
This side of the lake is in Lake County, so permits and inspections are handled through Lake County or the city rather than Flathead County. We pull all required permits before starting work.

Do you service down here from Kalispell?
Yes. The south end of the lake is the farthest south we regularly work. We coordinate deliveries and scheduling so the extra travel does not add meaningful cost to your project.

What is the best roof for a lakefront home?

Do you pull Lake County permits?
Yes. We pull permits with both the City of Polson and Lake County depending on parcel location and run the inspection schedule. Shoreline parcels sometimes pick up an extra setback or DEQ review, which we handle as part of the project paperwork.

How long do roofs last on this end of the lake?
Lake County runs milder than Kalispell. Less snow load, fewer freeze-thaw cycles, and a longer shoulder season mean asphalt tends to age slower here than it does in the upper valley. Asphalt shingle roofs go 22 to 28 years on average. Malarkey impact-rated shingles run 28 to 32. Standing seam metal still lasts 40 to 50-plus years, and UV on lake-facing roofs is the limiting factor on the south end.
